Spring Maintenance Checklist items at your rental property!
1. CHECK YOUR SCREENS
Warmer weather means that your tenants will be keeping their windows open more often. Inspect your window screens to make sure they are properly installed, sealed and do not have any rips and tears.
2. INSPECT YOUR AIR CONDITIONER
Checking your air conditioning units during the spring will prevent them from breaking down during summer, upsetting the tenants! During the inspection, a professional HVAC contractor can check for needed filter cleaning, replacing refrigerant, or damage to the unit.
3. CHECK YOUR DRYER VENT
Run a cycle in your dryer and ensure that you can feel exhaust air exiting the property. According to the National Fire Protection Association (NFPA) and the United States Fire Administration (USFA) there are approximately 15,600 structure fires, 400 injuries and 15 deaths reported annual as a result of dryer fires!
4. RUN YOUR SPRINKLERS
Many rental property owners turn off the sprinklers during winter months. Do a test run on your sprinklers checking for leaks, ensuring all sprinkler heads are operating properly and watering the landscaping as designed.
5. INSPECT TENANTS BARBEQUES
Barbequing is popular among warmer summer months and spring is a great opportunity to ensure tenants are abiding by property grill safety standards. Grills should be kept at least three feet away from the structure, eaves, overhangs, railings, tree branches and shrubbery. Check with residents to ensure they are cleaning their grill between each use and have a fire extinguisher handy for emergencies.
6. SWITCH YOUR CEILING FAN BLADES
The direction of ceiling fan blades can make a room cooler or warmer. In winter, turning the blades clockwise with push warmer air and in spring, switching the blades counterclockwise will push the air down causing a cooler breeze. Switching your fan blades to counterclockwise in Spring will help be energy efficient and keep your rental cooler!
7. INSPECT YOUR ROOF
You may not of had a roof leak during the winter months, but spring is the perfect time to inspect your roof for any damaged shingles from the heavier rain this winter. It is also a good time to check the flashings and sealing around your skylights, vents, and chimneys. If any of these areas look like they need attention, contact a professional roofing contractor.
